Handover is not the same as a finished street
New homes around Guildford, whether on the edge of Burpham, Merrow or further out towards Cranleigh, often complete before the street looks finished. House numbers may be plot numbers. The pavement may stop. A satnav can take a van to a site gate that deliveries are not allowed to use.
Book house removals with the plot and the marketing name, and update us when the postal address exists. Send a pin or a photo of the entrance you are allowed to use.
What to confirm the day before
- That the keys will actually be released, and to whom.
- That water and power are on, or that you know they are not.
- Where a van may stand without blocking the only access for other plots.
- Whether the developer wants plates under the wheels or a time slot.
Snagging is your conversation with the builder. It is kinder to do a first walk-through before the sofa is in front of the wall you want photographed.
What to bring, because the house is empty
There is no curtain, no lamp and sometimes no loo roll. Pack an essentials bag: kettle, mugs, bedding, towels, toilet paper, phone chargers, snacks. The kitchen may have no food in it at all, which sounds obvious and still catches people at 8pm.
Lifts in apartment blocks on new sites are often protected and booked. Ask the developer, not the neighbour.
If the date moves
Call as soon as the builder tells you. A van that is already on a half-built road is harder to redirect than one still at 6 Woodbridge Rd. Get a free quote with both the old address and the plot, and keep the crew in the same email thread as the handover news.
